f <br />I <br />Zoning File #1675 <br />August 13, 1991 <br />Page 2 <br />Discussion <br />The proposed subdivision leaves substantial area in Lot 3 <br />for development of a residence structure without forcing <br />encroachment of the drainfield sites. Lot 6 gains area around <br />the pond, making that lot slightly larger and perhaps more <br />attractive to a buyer. <br />In reviewing the location of existing drainage and utility <br />easements, there may be no specific need to vacate the easement <br />along the pre-existing south line of Lot 6, and it could be <br />ai^gued that that easement should stay in place to allow drainage <br />from Lots 3, 4 and 5 to rea ?h the wetland. The dry buildable <br />acreage in that existing easement totals approximately .02 acre, <br />not of consequence. Staff would recommend that a drainage and <br />utility easement be granted by the applicant on either side of <br />the new lot line, legal description to be provided by applicant's <br />sui^veyor. Legal descriptions and labeling of the survey tracts <br />IS Parcels A, B, and C wi 11 have to be done by the surveyor per <br />our standard format. <br />Staff Rerr—snilstion <br />Staff recommends approval as proposed, subject to granting a <br />new drainage and utility easement 5' either side of the new lot <br />line. <br />Isv
