The existing house is 6.5' from the side lot line <br />where 10' is required. They propose to continue the 6.5' <br />setback. <br />Lot coverage is proposed to increase from 12.4% to 16.5%. <br />There is no existing or proposed hardcover in the 0-75' or <br />75-250' zones. In the 250'500', existing is 66.2%, and the <br />original proposal was for 68.4%. <br />Planning Co—lssion Recoasiendati* <br />At their August 19 meeting, the Planning Commission voted 6 <br />to 0 to recommend approval of the side setback and lot coverage <br />variances, and conditional approval of a hardcover variance <br />subject to no increase above the existing 66.2%. Planning <br />Commision felt that the narrow configuration of the lot and the <br />distance of the proposed improvements from the lake justify the <br />variance approval. <br />Applicants would be required to slightly redesign their <br />decks or driveways in order to meet the hardcover limitation, and <br />staff would verify these changes befoie building permits would be <br />issued. <br />Staff RecoBBMndati* <br />Staff recommends approval per the Planning Commission <br />recommendation.
