The location we have chosen would place a portion of the <br />garage closer to the road than the front of our house. Since <br />this would violate the required street setback we are asking for <br />this variance. <br />Reasons for the Request <br />We purchased our home at 2801 Fox Street in Orono on <br />September 28, 1990 from the original owner/builder. As shown on <br />the attached survey of our lot (see the attached certified survey <br />dated July 12, 1991), our house is set about as far back on the <br />lot as possible. The building setback on the back (south side) <br />of our lot is 50 feet and the closest point of the back part of <br />our house is 64.6 feet from the lot line. The house is also <br />placed at an unusual angle to Fox Street making the closest point <br />of the front of the house to the road to be 116.6 feet (see <br />survey). <br />If the proposed garage were to be placed behind the street <br />setback line it would cause undue hardship. The proposed garage <br />must be placed on the existing driveway in the southwest part of <br />the lot. To place the proposed garage behind the street setback <br />line would destroy much of the natural foliage that shields the <br />back of our house from the adjacent lots (see the photographs of <br />Figures 1-6). To place the garage at the south end of the <br />driveway would require the removal of a large black walnut tree. <br />The proposed location has the minimum impact on the natural <br />vegetation. It would require the removal of some sumac brush and <br />two small elm trees that appear to be dying. <br />With the garage built at the proposed location, the garage <br />will still remain at least 100 feet frc"' Fox Street. As can be <br />seen from the attached photos (see Fig-^es X and 2), the <br />summertime foliage around the garage location will shield most of <br />the proposed garage from the road. The foliage along the road <br />already shields most of our house and lot. Our plan is to <br />preserve as much tree and foliage around the proposed garage as <br />possible so that only the brick front is visible from the <br />driveway. <br />m <br />i <br />4 .
