It is clear the Muhlbauers have
carefully designed their new home to be as compliant as possible and to achieve the spirit of the zoning regulations
in the few cases where they cannot achieve full compliance. In many cases what they propose will be a big
improvement compared to the existing home on the property in terms of hardcover, setbacks, and protection of the
neighbors’ interests. The proposed new home is consistent with the character of the neighborhood.
My only suggestion regards the two changes recommended by planning staff. Given the vast improvements in
setbacks and hardcover, it seems petty to require the Muhlbauers to remove a small piece of their driveway and
downsize the front porch. I ask the Planning Commission to consider approving the application as originally
submitted without the notch out of the driveway and the downsized porch.
Cordially yours,
Richard J Rohrer
1424 Baldur Park Rd
Orono
Public Comment: Item 5.8 - 1448 Baldur Park Rd, #LA24-000033
120
