<br /> <br /> 422 Second Street <br /> Excelsior, MN 55331 <br /> 612-300-0025 <br /> <br />Project Narrative <br /> <br />Summary –Aspect Design Build is excited to submit a Preliminary Plat for review on this <br />beautiful, 17+ acre site with both varied elevation and vegetation. It features long views of <br />beautiful Lake Classen to the east and a striking mix of rolling topography coupled with a <br />variety of trees. Around the time of WWI, while owned by the Butterfield family, the land <br />was home to a large bee business and at one point in time was the largest producer of <br />honey in the state. The Butterfield’s called their business Honey Hill. With that heritage in <br />mind, the intent of Honey Hill on Classen is to keep the existing rural, rugged character full <br />of diverse trees and vegetation intact while enhancing the land by creating six unique lots <br />from the existing land. We also intend to bring in pollinator friendly flora along the private <br />drive, in order to provide a haven for the struggling honeybee population with the hope of <br />adding honeybee colonies in the future. <br /> <br />Details - <br />-The site consists of two existing property addresses, 3515 and 3465 Sixth Ave N located in <br />the RR-1B zoning district. <br />-The proposed Preliminary Plat includes a total of six lots ranging from 2-4.5 acres for new <br />single-family homes with two homesites having frontage on the “natural” classified Lake <br />Classen. Each lot will be served by a private well and septic system. All proposed lots <br />conform to the minimum design standards of the RR-1B zoning code. <br />-We are proposing to pave (asphalt) and expand over existing shared dirt driveway with a <br />cul-de-sac bulb at the end and naming the road Honey Hill Lane. <br />-New electric, gas, and cable/internet utilities will be brought in underground along the <br />proposed new road. <br />-Honey Hill will be controlled by an HOA consisting of the six homesite owners. The <br />covenants are intended to not only keep, but enhance the inherent natural character of the <br />land. To that end, outside of the outlot for Honey Hill Lane, there are landscape areas along <br />both the proposed private road and County Road 6, specified on the tree mitigation and <br />landscape plan which will be maintained by the HOA. The Conservation Design Report will <br />call out additional details relating to buckthorn and nuisance tree removal. <br />- In conjunction with input from the neighbors to the east (at 3405 Sixth Ave N), there will be <br />a tree preservation area on the northeast portion of proposed lot 5. <br />-All current structures on both sites would be razed, apart from the existing red barn on <br />3515. <br /> <br />194
