FILE #LA24-000030 <br />17 June 2024 <br />Page 3 of 5 <br /> <br /> <br />Lot Layout + Lot Standards – RR-1B, Rural Residential <br />The RR-1B district has a minimum lot area requirement of 2.0 dry, contiguous acres and 200 feet in width. For non- <br />lakeshore lots, the width is measured at the 50-foot front building setback along the roadway. For lakeshore lots, <br />the minimum 200-foot width must be met when measured in a straight line between the points at which the side <br />lot lines intersect the 974.5’ OHWL contour for Lake Classen, and at the required 150-foot structure setback from <br />the OHWL, measured in a straight line between the points of intersection of the side lot lines with the 150-foot <br />structure setback line. <br /> <br />Lot 1: <br /> <br />Proposed Lot 1 will have 2.5 total acres; 2.3 acres is upland. This lot will have almost 400 feet of frontage <br />on the new private road and ±320 feet of frontage on Cty Rd 6. There are two wetland areas on the <br />property. An approximately 1.0 acre building envelope is proposed. A stormwater basin is proposed on <br />the east side of the larger wetland on the property with a culvert maintaining the existing connection to <br />the wetland straddling Lots 5 and 6. A building pad is proposed to be created for a home with a first-floor <br />elevation of 994’, in addition to a potential building pad for an ADU (984’). A second driveway access for <br />the ADU is proposed. <br /> <br />Lot 2: <br /> <br />Lot 2 is shown with 3.2 total acres; and 3.26 dry, buildable acres. The property has a total width of 235 <br />feet on the road; 94 feet are cul-de-sac. 268 feet of the continued front property line abuts Lot 3. The <br />eastern property line continues for 268 feet south of the cul-de-sac. The existing accessory building is <br />proposed to remain on the property. This lot shares a wetland with Lot 1 and has a small wetland shared <br />with Lurton Park on the south. This lot will have approximately 1.7 acres of building envelope; a building <br />pad for a home with a 1002’ first-floor elevation is shown to be graded by the developer. A stormwater <br />basin is shown on the northwest corner of the property near the wetland. <br /> <br />Lot 3: <br /> <br />Lot 3 is a proposed lakeshore lot with 2.75 total acres; and 2.1 dry, buildable acres. There is an <br />approximate 1.0 acre building envelope. The connection to the cul-de-sac is over a 40-foot-wide <br />driveway corridor. Lot 3 contains a large, wetland shared with Lot 4 which separates the majority of the <br />lot from the lake. The width of the lot is 240 feet measured at the OHWL and 230 feet measured <br />diagonally at the 150-foot setback. The developer is proposing a building pad for a home with a first-floor <br />elevation of 1000’; a small stormwater basin to the west of the 75-foot wetland buffer (from the large <br />wetland) is also proposed. <br /> <br />Lot 4: <br /> <br />A lakeshore lot with 4.45 total acres; 2.02 dry, buildable acres. This lot has 313 feet in width measured at <br />the OHWL, and 318 feet at the 150-foot setback. This lot has a total of 174 feet of frontage on the <br />development road, partially on the cul-de-sac. As with Lot 3, this lot contains a large, wetland that <br />separates the majority of the lot from the lake. Lot 4 contains the larger portion of this wetland. A <br />building pad is proposed for a first-floor elevation of 1002’. A common drainage swale is proposed on <br />the shared boundary with Lot 3. <br /> <br />Lot 5: <br /> <br />Lot 5 is 300+ feet wide on the road, and has 2.0 total acres; no wetlands. A building pad with a first-floor <br />elevation of 997’ is shown in addition to a potential building pad for an ADU (986.7’). A second driveway <br />access for the ADU is shown. <br /> <br />Lot 6: <br /> <br />Lot 6 has a nearly 1.0-acre building envelope, 258 feet along the new private road, and 296 feet on Sixth <br />Avenue. The rear of the lot abuts the driveway to the neighboring property to the east at 3405 Sixth <br />Avenue North. The developer’s plan reflects the creation of Outlot B, which is the eastern 20 feet of the <br />existing outlot containing the driveway to 3405 Sixth Avenue N. Outlot B is not included in the area for <br />Lot 6 which has 2.0 total acres. A building pad for a home with a first-floor elevation of 997’ is shown to <br />be created. <br />
