Date: June 17, 2024 Item: 5.5 <br />Presenter: Melanie Curtis, Planner <br />Section: Public Hearings <br /> <br />Title: #LA24-000030, Aspect Design Build LLC., 3465 & 3515 6th Avenue N, + <br />PIDs 29-118-23-43-0013, 29-118-23-44-0004 & 29-118-23-44-0006 - Preliminary <br />Plat (Staff: Melanie Curtis) <br /> <br /> <br />1.Purpose: <br />The purpose for the application is to review a new 6-lot subdivision in the RR-1B, 2-acre rural <br />district. <br />2.MN§15.99 Application Deadline: <br />This application was submitted on May 22, 2024, and considered to be complete on May 30th. <br />The 120-day preliminary plat review period will end on September 27, 2024. <br />3.Background: <br />Please refer to the Preliminary Plat review memo attached as Exhibit A. <br /> <br />This application involves five individual tax parcels, 2 containing existing homes, and <br />contemplates preliminary plat approval to create six, 2+ acre buildable lots and a private road. <br />applicant requests preliminary plat approval to create a 6-lot plat in the RR-1B district. The <br />following is proposed: <br />1. Lot 1: 2.5 total acres; 2.3 dry, buildable acres. <br />2. Lot 2: 3.2 total acres; 3.26 dry, buildable acres. <br />3. Lot 3: A lakeshore lot with 2.75 total acres; 2.1 dry, buildable acres. <br />4. Lot 4: A lakeshore lot with 4.45 total acres; 2.02 dry, buildable acres. <br />5. Lot 5: 2.0 total acres; there is a small wetland shared with Lot 6.* <br />6. Lot 6: 2.0 total acres; there is a very, small wetland shared with Lot 5.* <br />All of the roads will be served by a new private road with a cul-de-sac extending south from <br />Hennepin County Road 6 (CSAH 6). All lots will be served by private wells and septic systems. <br />4.Staff Recommendation: <br />Staff recommends approval for the proposed 6-lot subdivision with the following conditions before <br />consideration by the City Council: <br />1. MCWD approval of the wetland delineation and stormwater plans <br />2. Updated Septic Design <br />3.
