2. The variance is consistent with the comprehensive plan. We are only asking <br />for a variance with the intent of correctly installing the rip rap with the least <br />amount of impact to the surrounding land. <br />3. (a.) I am intending on going in front of the city council to provide and <br />educate the staff on the proposal I am requesting. <br />b. There are in fact circumstances for this request that were not created <br />by me, I just purchased this property in January of 2024. The neglect this <br />property has been subject to over the last 50 years has created a safety <br />risk and a sliding hillside. <br />c. Approval of this variance will not alter the essential character of the <br />locality. In fact, the surrounding neighbors are grateful that I am <br />attempting to rectify these issues. They were less than pleased at <br />how this property has been previously maintained. Economic <br />considerations are not the driver for the intent for me to propose <br />these improvements, safety and bluff failure is. <br />4. The conditions requested do not apply or affect other land structures. In <br />fact, the neighbors are grateful for what I am proposing. The immediate <br />neighbor to my West told me I am giving him some hope and the <br />immediate neighbors to my East are very grateful for the work I am <br />proposing. <br />9. Very similar to the question above, the proposed changes will have no <br />effect on surrounding land. <br />10. The granting of this application is critical for the preservation and <br />enjoyment of this property and a substantial property right for me. <br />11. Granting this variance will in no way shape or form impair health, safety, or <br />morals, it will address those concerns before they become issues. <br />12. The granting of this variance is not being proposed due to convenience and <br />greed from my part. Again, it is being proposed for safety and mitigation of <br />further bluff erosion. <br />18
