The greenhouse is <br />proposed to be surrounded by a deck, of platform height 9* above <br />grade. This deck height matches the decks currently attached to <br />the house. <br />Please review Exhibits G and J of the May 15th memo. The <br />greenhouse structure is nearer to the street than the front line <br />of the existing house, requiring a variance. Further, the <br />proposed greenhouse structure is proposed to be 25* from the side <br />lot line, which would meet the 10' side setback necessary for a <br />detached accessory structure, however the decks surrounding the <br />greenhouse (which are necessary for maintaining the greenhouse <br />glass) are proposed to be located 22' from the side lot line. A <br />30' setback would normally be required for these decks which are <br />continuous to the house and extend above grade high enough that <br />they are considered an encroachment. <br />Plan&ij»j rrmmi ssion Recoanwndation - <br />At their May 20th meeting. Planning Commission recommended <br />approval on a vote of 7—0, based on the following findings: <br />A. Because the house is located more than 250' from <br />Wakefield Road, and because there is much vegetative <br />screening between the street and house, the greenhouse will <br />not appear as a front yard encroachment as viewed from the <br />street.
