That resolution is attached as Exhibit <br />A. <br />The neighboring property owners# Jim and Pat Mitchell# were <br />represented by Attorney Robert Mitchell at the April 22nd <br />meeting. He submitted a letter requesting specific conditions <br />for approval# mainly related to landscaping and tree placement. <br />After discussion# Council determined that no specific landscaping <br />conditions would be placed on the approval# however# Mr. Traff <br />indicated that he fully intended to do some landscaping and tree <br />planting which may alleviate a number of the Mitchells' concerns. <br />Included in the resolution as a condition of approval is <br />submittal of a survey including the exact location of neighboring <br />adjacent residences# for verification of the average setback line <br />as defined by the mid-point extension of the Mitchell residence <br />as agreed to by the applicant. The resolution further stipulates <br />that the patio area for the Traff residence shall not extend <br />above the first floor elevation of the house# and cannot be <br />walled or enclosed in any manner unless a future average <br />lakeshore setback variance is granted. <br />Further# the resolution indicates the requirement for a site <br />grading plan as part of the building permit review process. <br />While such a plan is normally required# such a stipulation is <br />included because the north end of this property has in the past <br />had some drainage problems which should be easily alleviated by <br />proper site grading.
