Zoning File #16jā/ <br />Page 4 <br />Addit:ional Comments and Planning Commission Recommendation - <br />April 29, 1991 <br />The Planning Commission noted that the house was located <br />less than 30ā from the rear lot line in 1969 without variance <br />approval* In consideration of the shape of the lot, it was <br />doubtful whether the house could have been placed on the property <br />without requiring either a front or rear setback variance. It is <br />impossible for the current owner to do any improvements to the <br />principal structure along the rear without seeking variance <br />approval because the structure was placed 11ā from the rear ot <br />line. The grade-level deck which was constructed in 1983 would <br />have been allowed as close as 2* from the property line. Now <br />that the structure is to be converted to a three season porch# it <br />becomes part of the principal structure requiring a principal <br />structure setback of 30'. <br />There was brief discussion regarding the removal of plastic <br />liner beneath landscaped areas (316.5 s.f. or 5.57% hardcover) <br />within the 75-250ā setback area with hardcover at 1,925.3 s.f. or <br />33.9%. The majority of Members felt that since the improvements <br />were located within the 250-500* setback area, that additional <br />hardcover removals within 75-250 setback area would not be <br />required. <br />The Planning Commission recommended approval of the setback <br />variance application as proposed and adopted the hardships cited <br />by applicant above. The enclosed resolution has been drafted per <br />the Planning Commission's approval recommendation.
