6.Dedication to the City of a Conservation and Flowage Easement over the City- protected wetland in Lot 1, Block 1. 7.Provided evidence of Minnehaha Creek Watershed District appro * al (no permit required). 8.Payment to the City of a park dedication fee for Lot 1, Block 2 and Lot 1, Block 3 in the amount of $9,800. 9.Payment to the City for the final plat review fee and fee for legal review and filing of the plat, easements and covenants in the amount of $400.00. NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of Orono hereby approves the plat of Tumham Toll Addition, Hennepin County, Minnesota, subject to the following conditions: 1.A variance is hereby granted for lot area and lot width of Lot 1, Block 1 which do not meet the 5 acre area and 300' width requirements of the RR-1A District. The basis for the granting of these variances is established in Resolution No. 4094. 2.Setbacks for all principal residence construction shall be as shown on the preliminary plat drawings. 3.Lot 1, Block 1 shall retain its existing access to County Road 6/Watertown Road. Lot 1, Block 2 shall be served by a new access to be created along McCulley Road. Lot 1, Block 3 shall be served by a new driveway access along Tumham Road. The location of such new accesses for Lot 1, Block 2 and Lot 1, Block 3 shall first be approved by the Director of Public Services. All other existing farm road accesses shall be eliminated upon constmetion of the new driveway accesses. 4.All identified primary and alternate sewage system drainfield sites within the subdivision shall be fenced off prior to any land alterations, and such fencing shall remain in place until such time that each Lot is developed.
