TO: <br />FROM: <br />DATE: <br />Chair Smith and Orono Planning Commission Members <br />Ron Moorse, City Administrator <br />Paul Weinberger, Assistant Zoning Administrator <br />October 12, 1998 <br />SUBJECT:#2424 Gregg Klohn <br />4455 North Shore Drive <br />Variances-Public Hearing <br />Zoning District:LR-IB <br />Lot Area:27,000 <br />One Family Lakeshore Residential District (1 Acre) <br />square feet (.62 acres) ____ <br />Application: The applicant has requested an after-the-fact variance to complete a deck <br />currently under construction on the lakeside of the residence. The deck would be 180' from the <br />shoreline of Lake Minnetonka, but would require an average lakeshore setback variance to permit <br />an encroachment of 24'. The principal residence to the west, adjacent to the applicant’s property, is <br />located much further back on the lot. The lot to the east, adjacent to the applicant's property, is <br />located closer to the lake than the applicant’s residence. <br />The applicant has also proposed to place a single stor>' (8 X 17) addition to the residence for living <br />space. The addition is located at the 250' setback and would require a variance from allowed <br />hardcover in the 250-500' setback. <br />This application requires the following variance: <br />1 .Average Lakeshore Setback. The deck would encroach 24' into the Average Lakeshore <br />Setback. <br />2.Allowed Hardcover in the 250-500' lakeshore setback. E.xisting on the lot is 2,028 s.f of <br />hardcover (32.9%). The addition would add 136 s.f of hardcover, totaling 2,164 s.f <br />(35.1 “/o). The allowed hardcover is 1847.1 s.f (30%). <br />Lot History: The lot was platted and developed prior to the adoption of the zoning code. <br />A one stall garage near the front lot line was damaged during a storm.
