Box 66 <br />Cry stal Bay, MN 55323-0066 <br />RE: Comprehensive Plan Amendment - Maxwell Bay Area MUSA Expansion <br />Metropolitan Council File No. 16800-1 <br />Metropolitan Council District 3 <br />Dear Gaffron: <br />Metropolitan Council staff has completed its review of the comprehensive plan amendment received by <br />the Council on June 26, 1998. The proposed amendment is for a 155 acre MUSA expansion to allow <br />provision of municipal sewer to both currently developed and undeveloped properties near and adjacent <br />to Maxwell Pay, Lake Minnetonka. <br />We I'.ave determined that the proposed amendment is consistent v ’th the Regional Blueprint, including <br />the Regional Growth Strategy, and in conformance with metropolitan system plans. Therefore, the city <br />may place the amendment into effect immediately. The plan amendment states that the current and <br />expected density in the expansion area is approximately 1 unit per 2.8 acres. As the city prepares its <br />1998 Comprehensive Plan Update, it will need to plan for higher density- development (overall 3 units per <br />acre) to be consistent with Council policies. <br />Because the proptised amendment appears unlikely to affect policies and plans in other chapters of the <br />Metropolitan Development Guide, the Ctju.ncil will waive further review of this amendment. The <br />amendment, explanatoiy materials supplied and the information submission form will be appended to the <br />city’s plan in the Council ’s files. A copy of your plan amendment was sent to the Minnesota Department <br />of Transportation (MnDOT).
