ORDINANCE NUMBER , SECOND SERIES <br />an ORDINANCE AMENDING THE MUNICIPAL ZONING <br />BY ADDING SECTION 10.03 SUED. 9F AND SECTION 10.20 SUBD. 3Q <br />regulating plumbing in ACCESSORY BUILDINGS <br />The City Council of the City of Orono ordains; <br />Section 1. Municipal Zoning Code Section 10.03 Subd. 9 is hereby amended by adding Subd. <br />9(F) as follows: <br />Subd. 9. Accessory Buildings. <br />F. Plumbing. Because the provision of plumbing fixtures and wastewater plumbmg <br />in accessory buildings has the potential to allow such buildings to be used as dwelling umt^ <br />and because it is the policy of the City to limit residential development density to the ahW <br />densities within the respective zoning districts, plumbing in accessory buildings shall be <br />regulated as follows: <br />1 . The provision of outside sillcocks and indoor water supply shall be <br />allowed in any accessory building that is conforming in location, size and height. <br />2. Installation of any combination of fixtures requi^g wastewater <br />plumbing that does not include a toilet, shower or bathtub shall be allowed in any accessory <br />Lilding that is confomiing in location, size and height with, subject to ® <br />municipal sanitary sewer or a conforming sewage treatment system designed to handle the <br />anticipated Hows from such fixtures, and subject to the property owner executmg a covenant <br />providing that: <br />a. Accessory building will not be used for a home occupation <br />unless specifically approved by City or if allowed by City code. <br />b. Accessor>' building will not be used as a dwelling unless a <br />guest house CUP is obtained. <br />c. Accessory building will not be rented, leased or othe-wise <br />provided for use as a dwelling under any circumstances. <br />Page 1 of3
