August 16,1998 <br />City of Orono Zoning and Planning Commission <br />2750 Kelley Peirkway <br />Orono, MN 55356 <br />Re: Application for Variance at 500 Hanlon Avenue <br />Dear Zoning and Planning Commission: <br />We reside at 521 Hanlon Avenue, Orono, Minnesota. We are the adjacent property to the <br />south of the Bennett household located at 500 Hanlon. We understand that the Bennetts <br />are applying for a few variances for the construction of a 20 foot by 24 foot attached <br />garage with a family room above. We understand that the Bennetts need a variance from <br />the City because their proposed building will sit in an area that does not meet current <br />setback and lot requirements. <br />We have reviewed the footprint and building plans of the proposed Bennett construction <br />project and realize their proposed building will sit approximately 9 feet from our property <br />line and 12 feet from the alley which services our property. The proposed construction <br />will sit less than a foot closer to our lot. <br />We do not object to the City granting of variances for the Bennett building plan. We feel <br />that their proposed building will not be significantly closer to our lot than their existing <br />home. We also feel that it will be an improvement to the value and appearance of the <br />entire neighborhood. <br />Thank you for your consideration of this application.
