J.Dimensional standards for front lots, A front lot created as part <br />of a front/back lot division shall meet all zoning district area, <br />width and setback standards, except that the required side yard of <br />the front lot adjacent to the access outlot shall be equivalent to the <br />side street yard requirement for that zoning district. <br />Access requirements: <br />a. <br />b. <br />c. <br />Access outlets shall be 30’ minimum width, and shall be <br />wide enough to accommodate drainage, snow removal and <br />screening without encroaching on neighboring properties. <br />In approving front/back lot divisions, the City may require <br />that*both front lot and back lot share a driveway access <br />within the access oudot if Council determines that creating <br />an additional access to the existing street will be a potential <br />safety hazard, <br />^QYg^jys withm a back lot shall be located at least 10 <br />from the side or rear lot lines of adjacent lots. <br />d. No more than two residences may be served by a driveway <br />located within an access outlot. <br />e.No access outlot may be planed abuning an adjacent oudot <br />e.xcept when the intent is to combine the two access oudots <br />for creation of a public or private road meeting City <br />standards, <br />5, Screening requirements and accessory structure standards. <br />Front/back lot subdivisions shall be designed in a manner such that <br />the screening requirements and accessory structure standards of <br />Section 10,03, Subdivision 27 can be met, Do«sn4--eK\s^ grot <br />— ■■ -------------------------------------------------------------------------- r®. The reouirements and standards of this secdon shall apply only to <br />those front/back lot divisions which receive preliminarj' plat <br />approval after January 1, 1994, <br />SECTION 4, Adopdon and publication. This ordinince shall be published m the <br />Pioneer and the Laker newspapers and shall become encedve immediately upon publicadon.
