Phillips <br />2140 Sixth Avenue North (County Rd. 6) <br />Sketch Plan Review for a 2-lot subdivision <br />Zoning District: RR-IB Rural Residential District (2 acres) <br />Lot Area:4.5 acres <br />Application: The applicant originally applied for a preliminary plat to divide an existing 4.5 acre <br />site and create two lots. Staff informed the apolicant that this should be reviewed as a sketch plan <br />because the proposal does not meet the zoning and subdivision requirements for front/back lots. <br />The proposal is to divide the property at 2140 Sixth Avenr.e North, a 4.5 acre parcel into two lots. <br />The existing residence at 2140 Sixth Avenue N. would become a back lot on 2.5 acres served by <br />the existing driveway. A new 2 acre lot would be cp;ated in the front and also be served by the <br />existing driveway. The existing driveway would then serve 3 residences-the new lot, 2140 Si;;’*' <br />Avenue North and the adjacent residence at 2160 Sixth Avenue Nortii. <br />Description of Area <br />The 4.5 acre parcel is located north of Sixth Avenue North and is served by a driveway from <br />Sixth Avenue North. At the time of subdivision in 1985, the applicant was required to provide <br />an easement to the adjacent parcel at 2160 Sixth Avenue North which does not have frontage on <br />any public street. Orono Woodlands is located directly east of the proposed subdivision. The <br />proposed backlot is located in both Orono and Medina. The parcel to the north of the proposed <br />backlot is owned by Mary Phillips. <br />Subdivision History <br />In February 1986, the City Council approved the plat of Phillips Woodland Terrace which
