A small portion of the deck <br />is located in front of the 75' lakeshore setback. The applicants are requesting <br />only to replace the existing deck. They do not plan to increase the size of the <br />deck or encroach closer to the lake. <br />Thu application will require the following variances: <br />1.Section 10.22, Subd 1(B): To permit the reconstruction of a residential deck 63' from the <br />lakeshore where 75' is required. <br />2. Section 10.22, Subd. 2: To allow 2.1% hardcover where 0% is normally allowed. <br />3. Section 10.56, Subd. 16 (L)(l): To allow 2.1% hardcover where 0% is normally allowed. <br />4. Section 10.22, Subd. 2: To allow 50.5% hardcover where 25% is normally allowed. <br />5. Section 10.56, Subd. 16(L)(2): To allow 50.5% hardcover where 25% is normally allowed. <br />Lot History: <br />A variance was granted in 1978 creating a buildable lot. The variance allowed a residence to be <br />constructed on a lot with less than one acre of dr>' buildable land and approved variances to permit <br />a principal building within the front yard setback, located 27' from the lot line.
