r <br />L <br />09/25/ISB3 12:20 012-942-9204 AVIATION OHaPTEP PA'.ih »J2 <br />COUNCIL ME^riNQ <br />SEP2 8 199B ^ 2^30?© <br />September 24, 1998 cmroFORONO <br />Mayor and Council Members <br />Gemletnen <br />I am corresponding to bring you up to date on the progress of our remodeling project <br />located at 710 North Arm Drive. <br />Over the last five months our family has worked with the planning commisssion to receive <br />approval for a home renovation on our property. <br />Our initial request sought approval for a four hundred square foot addition to tite south <br />side of our eight hundred square foot home. Our request was tabled by the commission <br />until city staff could visit the sight to determine whether there would be an impact due to a <br />bluff located on the southerly boundary. <br />Our second appearance before the June Planning commission responding to the <br />commission’s request for a site opinion produced a staff letter stating that there would be <br />no bluff impact by proceeding with the proposed addition. Regardless, the request was <br />denied and commission’s suggestion was to start over again and go up in height with the <br />house and keep the footprint intact. <br />Our third appearance in July followed commission’s direction and went up in height with <br />the home as wdl as squared up the foundation on the westerly side of the house. The <br />commission approved this third request and passed on to city council for approval. The <br />plan, executed by Mike Sharratt. of Sharratt Design, was approved at the council level. <br />A permit was subsequently issued after obtaining a structural engineer ’s report approving <br />the integrity of the existing foundation. <br />During the renovation process which required furring out the out:nde two by four walls to <br />meet today’s two by six stud codes we discovered rotted, insect damaged, and/or cut up <br />or missing studs and poorly reinforced attempts at patching. We needed to brii^ the two <br />by six studs up to today’s city code requirements of Orono. It was not possible to flir out <br />the existing ii^adequate two by fours so we desire to replace with new two by sixes. <br />While removing the basement ceiling for placement of the steps it was noted the floor <br />joists were partially removed, in bad condition, and would not pass code. Our contractor <br />initiated a call to the building inspector to check the new footing in the squared off <br />southwest comer of the house and advised the inspector also of the floor joist status. <br />Upon inspection by the inspector he concurred that the existing floor joists would have <br />failed inspection and would have been “red tagged”.
