§ 10.50 <br />distance equal to one and one-half times the average building height. Where the district abuts or <br />adjoins an "R" District, the side or rear yard abuuing such residential district shall be not less than <br />100 feet. <br />F. Building Design and Construction. The addition to other restrictions <br />of this Chapter, the use, construction, alteration or enlargements to any building or structure within <br />the district shall meet the following standards: <br />1. All exterior wall finishes on any building shall be: <br />(a) Face brick; or, <br />(b) Natural stone, or, <br />(c) Specially designed precast concrete units if the surfaces <br />have been integrally treated with an applied decorative material or te.xture; or, <br />(d) Factory fabricated and finished metal framed panel <br />construction, if the panel materials be of any of those noted in Items (a), (b) and (c) above, s2e glass, <br />prefinished metal (other than unpainted galvanized iron) or plastic; provided that metal, plastic, or <br />a combination of these materials shall not comprise more than 25% of a building's exteric,f finish: <br />if any wall of the building or structufc faces a street or abuts art *'R” District, then that wall shall have <br />at-leaat one-third of its surfaee-ef materials other than prefinished-metal and the remaining walls <br />shall have -ttt least one-fifth of their suffaces of-materials other than prefinished metal; or, <br />(e) Other materials as may be approved by <br />the Council. Combinations of such materials shall be permitted. <br />2. All subsequent additions and outbuildings constructed alter <br />the erection of an original building or buildings shall be consUiicted of materials comparable to those <br />used in the original construction and shall be designed in a manner conforming with the original <br />architectural design and general appearance, subject to meeting the requirements of Subd. 5. f. 1. <br />3. No building or structure of a temporary character, trailer, <br />basement, tent or shack shall be constructed, placed or maintained upon the property except as <br />accessory to and during the construction of permanent buildings. <br />G. Off-Street Parking. In addition to other restrictions of this Chapter, <br />off-street parking areas of sufficient size to provide parking for patrons, customers, suppliers, visitors <br />and employees shall be provided on the premises of each use. Parking areas shall be surfaced with <br />a hard, all-weather, durable, dust-free surfacing material and shall be properly drained and <br />landscaped, and shall be maintained in a- sightly and well-kept condition. No parking area shall <br />occupy any required setback except on lots, tracts, or parcels having two or more street frontages. <br />On lots, tracts, or parcels having two or more street frontages, 50% of the required setback from one <br />of the streets, designated as a thoroughfare, collector, minor, or secondary street and not adjoining <br />a residential district, may be occupied for parking purposes only; provided, however, that parking <br />shall not be located within the required setback area in front of the building.
