TO: <br />FROM: <br />Chair Smith and Orono Planning Commission Members <br />Ron Moorse, Cit> Administrator <br />Liz Van Zomeren, Citv Planner/Zoning Administrator <br />DATE:April 1,1998 <br />SUBJECT; #2352 Rick Fredericksen, representing Woodhill Countr> Club <br />200 Woodhill Road <br />Conditional Use Permit-Public Hearing <br />Zoning District: RR-IB <br />Lot Area:3,049,200 <br />One Family Rural Residential District (2 Acres) <br />square feet (70 acres) <br />Application: The applicant is proposing the construction of a 14' by 22' (308 s.f.) pi^p house over <br />a well currently being installed. Because the country club is a conditional use, any <br />additional structures erected upon the property are subject to conditional use permit <br />review. <br />Pertinent Ordinances: <br />. Section 10.20, Subd. 3(C): Conditional Use Permits, County Clubs <br />Findings: <br />1.That the proposed location of the conditional use is in accord with the objectives of the <br />Zoning Chapter and the purposes of the district in which the site is located and <br />Comprehensive Municipal Plan. <br />The proposed pump house is subject to the performance standard of meeting a 50' <br />setback from any property line on a property that is already a conditional use. The shed will <br />be located approximately 185'from the nearest lot line, which exceeds the code requirement. <br />Furthermore, a dense stand of mature trees will screen the shed fi'om the view of the <br />adjacent residential neighborhood. <br />That the proposed location of the conditional use and the proposed condition under <br />which it would be operated or maintained would not be detrimental to the public health, <br />safety or welfare, or materially injurious to properties or improvements in the vicinity. <br />I j <br />U2352 Rick Fredericksen, representing Woodhill Country’ Club <br />200 Woodhill Road <br />Conditional Use Permit <br />April 20, 1998 <br />Page I
