r <br />III. 6/12 INTERSECTION - SOUTH SIDE (5 acre zone) <br />19.No Address (Vacant land) <br />Owner: Towle Legal Description: Metes and bounds <br />- Approximate area of acquisition: 1.0 acre <br />- Gross area inch wetlands: 12.2 acres <br />- Net area after taking: H.2 acres± <br />- Taking leaves 1.? acre parcel north of right-of-way, 9.5 acre parcel south of right-of- <br />way. <br />-1.7 acre remnant is bisected by a drainageway that will make it tough to build on, <br />but this remnant would be a good addition to the property to the west (see below). <br />- 9.5 acre remnant has about 2 acres of obvious wetlands and additional low-lying <br />areas. As-is, this remnant would constitute no more than 1 building lot in the f acre <br />zone, i.e. it’s not subdividable. <br />Recommendation: Combine 1.7 acre remnant with 3825 Sixth Avenue North <br />property. Continue status of 9.5 acre remnant as a conforming lot in the 5-acre zone. <br />20.3825 Sixth Avenne North (Developed residential lot) <br />Ovmer: Alexander Legal Description: Lots 1 and 2, Orchard Park <br />- Approximate area of acquisition: 0.92 acres <br />- Gross area incl. wetlands: 6.3 acres contiguous <br />0.6 acres non-contiguous <br />6.9 acres total <br />- Net dry before taking: 3.7 acres <br />- Net dry area after taking: 2.8 acres+ <br />- Taking does not impact existing house setbacks or septic system. <br />- Taking may impact unidentified potential alternate septic sites. <br />- Takirig splits lot into two parts: northerly 1.89 acres with house (all dry except for <br />a drainageway at southeast end); and a southerly 3.5 acre parcel that is 0.9 acre <br />dry, 2.6 acres wetland. <br />Recommendation: <br />1) Vacate all right-of-ways which will no longer be needed. <br />2) Combine 1.89 acre house remnant with the remaining non-contiguous <br />pieces and vacated right-of-ways and with Towle's 1.7 acre remnant. <br />The result is a 6-acre lot with the house. Provide access to the house <br />from Co. Rd. 6. The other alternative is to eliminate the house and <br />use this area surrounded by highways and railroads for stormwater <br />management... <br />3) Combine southerly 1.5 acre remnant with undeveloped neighboring <br />property to the south, and provide it access to Co. Rd. 6
