(non-continguous) .51 acres <br />16,749 sq. ft./contiguous) .38 acres <br />Application:The applicant has a purchase agreement to buy the lot and construct <br />a new residence. The City Council granted a lot area variance to this <br />lot in November 1997. One of the conclusions in the resolution was that <br />no further variances would be granted for this lot or the adjacent lot (2695 <br />Kelly Avenue). <br />The applicant is requesting a hardcover variance in the 75'-250' setback <br />to allow 2,350 sq. ft. of hardcover which represents 29.2% where 2,008 <br />sq. ft. or 25% is allowed. The applicant is also requesting fo have access <br />from Lydiard Avenue instead of Kelly Avenue and a reduced side yard <br />adjacent to street setback from 35 ft. to 17 ft. <br />PLANNING COMMISSION RECOMMENDATION: <br />The Planning Commission on a 6-0 vote recommended denial of the application based on <br />the City Council's previous resolution that no further variances would be granted. <br />COUNCIL ACTION REQUESTED: <br />To direct staff to prepare a denial resolution. <br />Attachments
