The variance, if granted, will not alter the essential character of the locality.The variance will add another building to a substandard lot. The adjacent lots are connected <br />as one tax parcel. <br />The special conditions applying to the structure or land in question are peculiar <br />to such property or immediately adjoining property. <br />This is a substandard lot in a neighborhood of deep, narrow lots. Ideally, this lot should <br />be combined with the applicant's property. Historically, however, it has functioned as <br />a separate lot with a dwelling unit. <br />The conditions do not apply generally to other land or structures in the district <br />in which said land is located. <br />All lots in this zoning district must comply with the standards. This lot is narrow and <br />and substandard which impacts the ability to locate a garage on the property <br />that complies with yard setbacks and hardcover. <br />6.
