ORONO PLANNING COMMISSION MEETING <br />MINUTES FOR JUNE 15, 1998 <br />(If2 - if236S Kirk Otteson - Continued) <br />Upon inquiry from McMillan, Van Zomcrcn noted that the City Engineer has not reviewed this <br />propert>' nor made any calculations on how the drainage would be impacted if this addition was built. <br />Stoddard stated the City Engineer ma\- need to review this property to ensure that the <br />drainage concerns are adequately addressed. <br />Otteson stated he would be willing to reduce the current hardcover by possiblv removing <br />the deck on the lake side and would prefer living space to a deck. The applicant stated he would like to <br />stay away from the bluff line as much as possible, noting that he has attempted to conipK- with the <br />Planning Commission s requests. He questioned the top of the bluff line since the area under <br />discussion was verj ’ flat. Van Zomcrcn confirmed that the top of bluff was determined by a surveyor. <br />McMillan stated she also is concerned about setting a precedent with the bluff ordinance if <br />this application is approved as submitted. <br />Chair Smith suggested tabling the matter until later in the meeting to allow the applicant more time to <br />consider the various options open to them. <br />Hawa stated she w'ould like to sec hardcover stay the same or be reduced, no encroachment into <br />the bluff, and enclosure of the back deck. Hawn commented the new ciUrvAvav is fine, with <br />the proposed addition not extending beyond the red line. <br />Lindquist stated he would be in favor of extension to the red line unless the bluff line changes. <br />McMillan noted agreement w ith Lindquist. <br />Otteson stated he would be willing to conipK' with the red line and would submit revised drawings. <br />Van Zomcrcn noted the proposed hardcover is at 29%, and recommended tabling the matter to allow <br />Citv ’ Staff time to review the revised drawings. <br />Lindquist moved, Smith seconded, to table Application 2368 to the July 20th Planning <br />Commission meeting based on City Staff recommendation. The applicants arc proposing a two <br />lot division that includes creating one new lot. A small portion of the parcel is located in the RR-IA <br />zoning district, with the remainder lying within the LR-IA zoning district. V'an Zomcrcn noted the <br />total lot area for Lot I consists of 2.23 acres, with 1 .38 acres being buildable. The ncwlv created Lot 1
