Public Services <br />Day Nurseries <br />ANALYSIS <br />The proposed go cart business is not a use listed in the zoning ordinance. The City Council has the <br />authority to deem uses similar to the uses listed in the Zoning District. <br />The Planning Commission shall consider whether the proposed go cart business is substantially <br />similar to the other retail and service businesses allowed in the B-1 District. If the Commission finds <br />that the proposed use is similar to a hobby shop, bicycle sales and repair shop or any other listed use, <br />the Planning Conunission should recommend that the City Council find that it is similar and <br />recommend allowing the use as a permitted use. If the Planning Commission does not believe that <br />it is substantially similar but finds that the use is appropriate for the zoning district, the Commission <br />should reconrmiend that the City Council direct staff to prepare a zoning amendment to add it to <br />either the permitted or conditional use list in the B-1 District. <br />STAFF RECOMMENDATION <br />To hear testimony from the applicant regarding the proposed use and its operation, including <br />hours of operation, signage and need for off-street parking for customers.
