r <br />Atpprcval of building dimensions of 16* x 22*. My <br />original proposal was for a 24' x 24' structure; the <br />Planning Commission approved an 18' x 24' structure; and <br />the Council approved a 12' x 15' structure. The size <br />which was finally approved is too small to serve the <br />intended purpose, and is uneconomical to build (see <br />attached Exhibit C, a letter from my contractor). <br />A diagram of the intended use to which this storage <br />building would be put is included as Exhibit D. The <br />items indicated are almost all things which I presently <br />have, or will have by next summer; currently, I have no <br />good place to put them. The 16' x 22' dimensions of the <br />structure will be just adequate in terms of practical <br />storage capacity. <br />Though it is still quite a bit smaller than that <br />originally proposed, a 16' x 22' building will work as a <br />compromise between what the Planning Commission approved <br />and what the Council approved. With the side setback <br />variance requested above, it also fits well on the site <br />and should accommodate the wetlands setback which the <br />Council required. <br />Approval of a setback from the road right-of-way of five <br />feet. At its October 13 meeting, the Council approved a <br />seven foot setback from the right-of-way, instead of the <br />requested one foot. Modifying this setback to five feet <br />will allow the structure to be more comfortably distant <br />from the wetlands. Also, note that this portion of West <br />Ferndale Road has a very wide right-of-way (33' from <br />center), and that for most of the length of the road in <br />this area, trees, fences, or other vegetation come almost <br />up to the roadway itself. I would intend to plant trees <br />or other vegetative screening to visually separate the <br />new structure from the road. <br />All of the other reasons cited in my original application in <br />support of this storage structure remain pertinent. This is <br />the only structure to be built on the former Skarp property, <br />which only a year ago had on it a house and a 19.5' x 24.5' <br />garage, both of which have now been removed. <br />I hereby respectfully request that the above modifications <br />to the Council's original action be approved. <br />Sincerely, <br />Conley Brooks, Jr.
