MINUTES OF THE ORONO PLANNING COMMISSION <br />MEETING HELD ON OCTOBER 20,1997 <br />(#2 - #2308 Brook Park Realty - Continued) <br />Berg asked if the trail maintenance would be conducted by the homeowners association. <br />Gleason said it would. Gleason reported he preferred to use a wood chip base instead of <br />blacktop. Hawn suggested a limestone base. <br />Van Zomeren said she would like the location of the trees noted. <br />Berg asked if a letter of credit would be required. Van Zomeren said it would and would <br />include the road improvement, driveway, sidewalk, and landscaping. <br />Lindquist asked the applicant if he has reviewed the staff recommendations. Gleason said <br />he had but questioned the o:’tcome of the park dedication. Van Zomeren said the Park <br />Commission had recommendeu ” fee in lieu of land. Gleason questioned whether the <br />sewer connection cost was based on the number of units. Van Zomeren said the <br />information came out of the sketch plan review. Gleason said he supported the <br />recommendations made by staff. <br />Lindquist reported that review is required of the landscape architect's recommendations <br />and the review by the Mound Fire Department regarding the private road. <br />Va:i Zomeren asked the Plamiing Commission to direc. he applicant to review the <br />landscape architect's comments and produce a tree inventory. She asked that a meeting <br />be scheduled with staff, applicant, and engineer before another review by Planning <br />Commission. Berg asked that a final landscape plan be submitted by the applicant as <br />well. Gleason indicated it was in his plan to save the majority of trees, and he was <br />willing to submit the tree inventory. <br />Van Zomeren noted the 13 recommendations would be included with a change to #12 <br />regarding the loop of the water main not be included until the additional land is acquired, <br />McMillan asked about guest parking. Parking will be allowed in the two parking spaces <br />by the building and in each driveway. Gleason said parking is usually not allowed along <br />private driveways; though, sometimes allowed on one side of a narrow roadway. <br />McMillan asked that this be addressed. She also asked that the size of the sidewalk be <br />reduced and designed in a more natural grid. Gleason agreed. He said his only concern <br />was with the lack of a guideline regarding trees. Lindquist noted this related to the <br />uniqueness of Orono. <br />Gleason said he would contact the landscape architect. <br />Schroeder was informed that the townhome units would sell for $132,000. <br />Planning Commission will again review the application at the November 17 meeting. <br />8 <br />»-. .. -r - I . k t_J.tr *
