7. <br />8. <br />The granting of the proposed variance will not in any way impair health, safety, comfort, morals, or in any other respect be contrarj' to the intent of the Zoning Code.The variance will not impair health, safety, comfort or morals. <br />The granting of such variance will not merely serve as a convenience to the applicant, but is <br />necessary to alleviate demonstrable hardship or difficulty. <br />There is a lot area hardship for this property. The side yard adjacent to the street could be <br />moved father south, but would likely increase hardcover Hardcover, could be reduced by 403 <br />sq. ft., by eliminating the deck and 1 garage stall. The bedroom, closet and bath for the <br />applicant's father adds approximately 300 sq.ft, to the main floor plan. <br />Issues <br />1. The existing structure is proposed to be removed. The lot does not meet lot area requirements. <br />New construction on this lot requires a lot area variance. <br />2. The front yard is technically next to the service road. Loma Linda Avenue is the side yard. <br />There is a well on the property that limits the location of a new building. <br />3. The size of the lot in the 75'-250' setback limits hardcover to a 2,630 sq. ft. footprint. This <br />would allow a 2,000 sq. ft. house with a double garage. The desired floor plan with a <br />driveway and deck exceeds this footprint. <br />4. The permit history does not indicate that previous variances were granted. <br />STAFF RECOMMENDATION <br />To grant the lot area and side yard adjacent to a street variances.
