Applicant to confirm drv buildable acreage of Lot 1. Block 1 prior to Council preliminary <br />plat review: Planning Commission determined that if it is confirmed that it's under 5 acres, <br />a variance would be appropriate. <br />2.Lots 1 and 2. Block 3 should be platted as a single 6-acre lot, reflecting the Countv right-of- <br />wav acquisition. The preliminary plat drawing must be revised prior to Council preliminary <br />plat review. <br />3. New driveway access locations will be subject to Public Services Director approval. <br />4. Applicant to provide pre- and post-development drainage calculations per City Engineer <br />comments prior to Council preliminary plat review. <br />5. Park dedication (fee vs. land) to be reviewed by Park Commission on May 4. Applicants are <br />welcome to attend. The meeting begins at 7:15 p.m. in the Council Chambers. <br />6. Standard plat conditions: <br />a. Granting of standard perimeter drainage and utility easements <br />b. Granting of Conservation and Flowage Easement over City protected wetland in Lot <br />1, Block 1. <br />c.
