r <br />f <br />March 27, 1998 <br />Susan and Kent Whitworth <br />1425 Bay Ridge Road <br />Wayzata, MN 55391 ________ <br />RE: Land use application #2357 <br />Dear Mr. and Mrs. Whitworth; <br />Staff has reviewed your variance application #2357 and it has been determined that to insure <br />accuracy, an updated survey completed by your surveyor must be provided showing; <br />• the entire lot <br />. the 75* and 250' setbacks from the 929.4' ordinary high water level <br />• all hardcover as existing and proposed <br />. existing and proposed topography <br />Hardcover w’orksheets for each lakeshore setback zone must also be completed by your surveyor <br />on the enclosed hardcover worksheets reflecting all hardcover as existing and proposed. <br />An engineered grading plan and retaining wall elevations must also be provided. <br />These submittals must be received by City staff no later than April 6,1998 to remain on the April <br />20,1998 Planning Commission agenda. <br />Staff notes that if the following criteria are met, a variance and conditional use permit are not <br />necessary. These are: <br />• no land alteration or hardcover within 75' of the ordinary high water level <br />• no land alteration within 5' of any lot line <br />• land alteration in an amount less than 500 cubic yards <br />• no intensive vegetation clearing within 75' of the ordinary high water level <br />While the requested information noted is required for a permit whether or not a conditional use <br />permit and variance are required, by designing your plan to meet the above criteria, the process can <br />be expedited and would not be subject to Planning Commission and City Council review. <br />If you have any questions, please call me at 473-7357. <br />Sincerely, <br />Liz Van Zomeren <br />Planner/Zoning Administrator <br />I <br />enc.
