Staff met with John O'Sullivan and applicant Tom Dillon on March 2 to review <br />the initial draft of the amendment. That discussion resulted in staff revising the draft slightly to <br />accomodate specific square footage needs of the applicant, and also resulted in some good discussion <br />regarding the actual need for detailed restrictions in the B-5, given the limited size and small number <br />of properties in this district. <br />Staff initially suggested the following general conditions: <br />1. Coffee/bagel retail stores shall not be the primaiy tenant of a building. <br />Coffee/bagel retail stores individually or as a joint use shall not exceed 40% of the <br />gross floor area of an individual building. <br />A coffee or bagel retail store shall not exceed 1,500 s.f. in gross floor area, and a <br />combined coffee/bagel shop shall not exceed 3,000 s.f in gross floor area. <br />Applicant shall demonstrate that the coffee/bagel uses will have adequate parking <br />available per City codes. <br />2. <br />3. <br />4. <br />.. at ^ ^ W . p r-^rm • R ■
