LAND USE JUNE, 1980 <br />>T <br />If the Individual development’s density increase <br />or impact is relatively small, or the layout is <br />not conducive to public land dedication, then in <br />liev', of lands the developer may be required to <br />contribute funds for the municipal purchase of i <br />such lands or the improvement of such facilities <br />proportionate to the cumulative effect of such <br />density increase from multiple small developments. <br />17. NO LAND WILL BE DEVELOPED UNLESS IT’S LOCATION AND PHYSICAL <br />CHARACTERISTICS ARE SUITABLE FOR THE PROPOSED USE IN ACCORDANCE <br />WITH THIS PLAN. Land to be developed must be of <br />such size, >aracter and location that it can be <br />safely usee for the intended purpose without <br />danger to health, without peril from fire, flood <br />or other occurrence and without undue impact upon <br />neighboring properties. <br />No land will be permitted to be subdivided or built <br />upon which is held unsuitable by the City for the <br />proposed use because of flood hazards, inadequate <br />drainage, soil formations with severe limitations <br />for development, severe erosion potential, unfavorable <br />topography. Inadequate water supply or sewage <br />disposal capabilities, or any other feature likely <br />to be harmful to the health, safety, or welfare of <br />the future residents of the proposed subdivision or <br />of the community. <br />i\ <br />URBAN LAND USE POLICIES <br />THE MAJORITY OF ORONO'S URBAN AREA WILL BE RESERVED FOR RESIDENTIAL <br />LAND USE. Orono's urban residential neighborhoods <br />will provide the opportunity for a variety of <br />housing types and price ranges. Many urban residences <br />will be intimately associated with the lake shoreline <br />and will be subject to density restrictions because <br />of sensitive environmental conditions. Low-density <br />multi-family residential uses will be limited to <br />locations near existing shopping and transportation <br />services, but will not be appropriate within 1,000 <br />feet of the shoreline of Lake Minnetonka. <br />CMP 4-16
