File #2326 <br />February 12,1998 <br />Page 2 <br />3. <br />e.A sidewalk from Olive Avenue to the building sidewalks has been added to <br />provide neighborhood access through the site. <br />f.The 5' parking setback is still requested; three bumpouts for tree locations at <br />the edge of the parking lot have been added to the plan (note that existing tree <br />locations have also been shown on the site plan). <br />g The electrical transformer has been moved to the back of the building to be <br />less visible. <br />h.The total number of parking spaces has been reduced from 64 to 62, but still <br />meets the 56 space requirement based on the bank/ofRce/retail combination; <br />if the entire 5280 s.f. retail space becomes restaurant-type uses and 50% is <br />public space, then an additional 3 spaces for a total of 59 would be needed <br />under the zoning code formula, which the proposal would still meet. <br />2. F.levation View5;/Building Design (Exhibit D): <br />a.Applicant has added design features which help break up the large expanse <br />of roof, and has provided elevation views of all four sides of the building <br />b.The cedar shake over brick wall facade is still proposed, and will require <br />the granting of a variance. <br />c.Not shown on the plan, but inherent in the design, will be railings along the <br />retail space walkway in front and the two elevated access doors at the rear. <br />T.andscane Plan (Exhibit E): (Also see Wally Case's original comments. Exhibit I, which <br />were not available at the January meeting) <br />a.Additional trees are now being shown across the front of the site, including <br />one in the County right-of-way near the O'Sullivan access drive. <br />b.Additional more dense plantings including Black Hills Spruce are shown <br />along the north boundary of the property adjacent to the residential property. <br />c.Additional plantings are shown around the stormwater pond and along Olive <br />Avenue. <br />d.
