The garage requires <br />a variance for locating an accessory structure ahead of the principal structure on a through lot. <br />A conditional use permit is also required for locating an accessory structure on a through lot. The <br />decks require bluff and street setback variances. <br />PLANNING COMMISSION RECOMMENDATION: <br />The Planning Commission recommended by a 5 to 0 vote to: <br />1.Approve a variance to allow the accessory structure to be located ahead of the <br />principal structure on the zoning lot. <br />2. <br />3. <br />Approve a conditional use permit to allow an accessory structure on a through lot. <br />Approve a bluff setback variance of 19' to allow the deck to be located 11’ from <br />the top of the bluff where 30' is required. <br />4.Approve a street setback variance of 7' to allow the deck to be constructed 28' from <br />the platted Elmwood Avenue where 35' is required.
