r <br />f I <br />. » <br />i t <br />MINUTES OF THE REGULAR ORONO CITY COUNCIL <br />MEETING HELD ON JANUARY 26, 1998 <br />(#4 - #2308 Brook Park Realty - Continued) <br />Van Zomeren reported that Staff does not feel the number of trips into the development <br />Van Zomeren said the applicant has provided a copy of the homeowner's association <br />agreement for another development that would be similar to this development. It Is <br />currently being reviewed by the City Attorney. <br />Van Zomeren said no resolution is included In the packet. She asked Council to give <br />foTws the?r dirw*t^^^^^ application; the Staff would draft a resolution that <br />Bill Gleason said his company conducted two traffic studies, one through their own <br />comply and the other through BRW. Their monitoring indicated 3.2 trips per day pi <br />unit BRW monitor resulted in 5 trips per day per unit, which included deliveries <br />garbage pickup, and mail delivery. <br />Gleason expressed surprise regarding the road. The landscape architect recommended a <br />narrow road and no hammerhead. The Planning Commission asked for a narrow road <br />with a hainmerhead. The Council wanted a wider road with a cul-de-sac. The road as <br />proposed is wider than originally planned. Gleason said he would comply with the <br />Council s decision. He noted, however, that it would be unavoidable to take additional <br />trees. <br />Gleason compared the units with other developments. He felt the design met or <br />exceeded what he found elsewhere. He expressed concern with the landscape architect <br />giving direction on design of inside of the units. Jabbour asked how this occurred. <br />Moorse said concern had been expressed over the limited 20' width of the units and <br />advice was sought. He noted the concern for parking limitations and entry into the units. <br />Gleason reported that the garage width is as wide or wider than at other developments <br />and includes two garage stalls rather than one which is typical in other developments. <br />Gleason said the units are not designed for handicap accessibility and other homes would <br />have similar problems if temporary disability occurred. He said the deck is made of a <br />maintenance free material with a longer life expectancy than wood. The parking is similar <br />to that found in other developments too. Gleason noted good products being used, i.e., <br />aesthetically and security-wise, and upgrades, such as siding and windows.
