I <br /> I <br /> opportunity to speak theroon;and � <br /> WHEREAS, the Orono City Counal reviewed the proposed lot line j <br /> •rearrangement at a regular meeting held on August 12, 2013 and makes the following findings � <br /> with regards to the proposed lot line rearrangement: i <br /> FINDINGS i <br /> 1. This application was reviewed as Zoning Flle#13-3613. <br /> i <br /> , 2. 430 Big Island is currently known as Big Island Record Lot#30. it is a vacant lakeshore <br /> , property containing 44,537 square feet or 1.02 acres in area. <br /> i � <br /> j 3. 440 Big Island is currently known as Big Island Record Lot#24. tt is 47,762 square feet <br /> � or 1.11 acres in area. A smail cabin,two small sheds and a septic system exist on the <br /> ' property. The property straddles the platted right-of way Massasolt Avenue/Moslin <br /> Avenue. <br /> � 4. 450 Big Island is known as Big Island Record Lot#27. The property is 46,661 square <br /> ; feet or 1.07 acres in area. A cabin,smail shed and septic system currenUy exist on this <br /> � property. <br /> 5. Following the lot line rearrangement 440 Big lsland which is shown as Parcel 2 on <br /> Exhibit A (the submitted survey dated 07/30/2013)will have 68,776 square feet in area <br /> � or 1.57 acres in area; and 450 Big Island which is shown as Parcel 1 on Exhibit A will <br /> � have 71,184 square feet or 1.63 acres in area. <br /> � 6. Following the lot line rearrangemerrt 430 Big Island,othervvise known as Record Lot#30, <br /> will cease to exist. ' <br /> � 7. Because this is a lot li�e rearrangemerrt which results in no additional lots,na paric fee or � <br /> stortnwater trunk fee will be required. <br /> i <br /> 8. Dedication of drainage and utility easemerrts are not required as this is not a new plat. <br /> 9. The proposed lot line rearrangement will not resuft in making any of the structures on i <br /> either property non-conforming.
