If the uses noted in Mr. Gilbert's letter of August 16, <br />1990 took place on the property, the applicant knew he was <br />violating the non-conforming use sections of the Orono <br />Municipal Code. Mr. Gilbert's letter of August 16, 1990 goes on to <br />note: <br />.this property is an integral part of the Marina". <br />20. Prior to 1987, the properties located at 1955 Shoreline <br />Dri\e and 1960 Shoreline Drive were under separate <br />ownership. In 1987, the applicant acquired both properties. <br />Historically, there has never been a connection between the <br />properties eith.ii in use or ownership. Tt should be noted <br />that 1960 Shoreline Drive and 1955 S/ioreline Drive are <br />divided by County Road 15. 1960 Shoreline Drive is zoned <br />LR-IA lakeshore residential and 1955 Shoreline Drive is <br />zoned B-2 lakeshore commercial. <br />21. In 1987, Application #1112 was filed by the applicant <br />and involved a comprehensive land use review that included <br />three properties purchased by the applicant within the <br />Crystal Bay neighborhood; 1950, 1955 and 1960 Shoreline <br />Drive. <br />A) 1950 Shoreline Drive was residentia1ly zoned <br />property (LR-IA) that was residentia1ly used (4 <br />residential units). The applicant proposed the removal <br />of all structures and the installation of a parking lot <br />for the use of the marina at 1955 Shoreline Drive. The <br />Page 6 of 13
