We have the following comments with <br /> regards to engineering matters: <br /> • It appears an existing 944 contour line is missing along the north lot line. The plans show two <br /> proposed 944 contour lines tying into the same existing 944 contour. The grading should be revised in <br /> this area to resolve this issue. <br /> • A swale should be graded along the western half of the north lot line to contain all drainage on the <br /> subject property. <br /> • A portion of the driveway is shown to have a slope of approximately 4:1. The driveway grades should <br /> be revised such that they do not exceed 10%. <br /> • The proposed slopes exceed the maximum allowable slope of 3:1 to the south and west of the proposed <br /> terrace. The grading should be revised in this area such that slopes do not exceed 3:1. <br /> • It appears that the grading along the south side of the terrace will route water towards the house. The <br /> grading should be revised in this area such that drainage is routed away from the house. <br /> • The proposed driveway grades near the proposed garages appear to be relatively flat. More detailed <br /> information, such as spot elevations, should be provided in this area to indicate that there will be <br /> adequate drainage away from the house and garage. <br /> • Engineered design and details should be submitted for all retaining walls over 4' in height. <br /> • The proposed retaining wall elevations for both walls do not match the proposed contours.
