The LR-IA district <br />requires 2.0 acres in area. <br />Pre-existing improvements to the property include a <br />residence structure located approximately 45* from the <br />shoreline* with attached open deck located 33* from the <br />shoreline. The majority of the existing residence is <br />located in the 0-7S* setback zone. This house location <br />was allowed as a result of variance approval by the <br />City Council in 1974. <br />The applicants propose to construct a second story <br />addition over the easterly two-thirds of the existing <br />residence* not extending outside the existing footprint <br />in the 0-75* zone. Existing hardcover in the 0-75' <br />zone is 36% including portions of gravel driveway and <br />plastic-lined landscape beds. Existing 0-75* hardcover <br />including only the house and deck is 31.7%. Mo <br />hardcover or structure is normally all'>wed in the 0-75* <br />setback sons. <br />Hardcover in the 75-250* lakeshore setback zone <br />currently is approximately 38%* the majority of which <br />is gravel driveway and parking areas. Only 25% <br />hardcover is normally allowed in the 75-250* zone. <br />In the 75-250* zone* applicants propose construction of <br />a two-level garage with a third level of living space. <br />Hardcover in the 75-250* zone is proposed to remain at <br />approximately 38%* exhibiting no increase above the <br />pre-existing percentage. <br />Application #1605 was reviewed by the Orono Planning <br />Coasdssion at a public hearing held during the regular <br />Planning Coanission meeting of Moveoiber 19* 1990.
