Such a resolution is attached for Council review. <br />The applicant's architect has met with staff and wishes to <br />further revise his proposal to reduce the magnitude of the <br />variance request. Applicant requests additional specific <br />direction from the Council regarding the following concerns: <br />1.In the 0->75' zone# applicant has always proposed to <br />remove the rock/plastic hardcovert leaving the existing <br />house and deck as the only hardcover in that zone. <br />The only options for expansion of the existing <br />residence are constructing above the existing bulk of <br />the hottsor or expanding laterally northward into the <br />75-250* zone. .. <br />Staff notes that the existing open deck along the <br />lakeside of the house did appear as an .Exhibit to the <br />1974 variance request which allowed the existing house <br />location. While that deck is non-conforming* it is <br />legally non-conforaiing. Would partial removal of that <br />deck assist in gaining approval for construction of the <br />second story as proposed? <br />2.Absent the issue of additional garage structure in the <br />75-250* zone* which of these specific concerns most <br />strongly affect Council's reluctance to allow a second <br />story in the 0-75* zone: <br />- Additional bulk of structure as viewed from the lake? <br />- Increasing the longevity and permanence of structure <br />in the 0-75* zone? <br />- Degree of conformance with character of the <br />neighborhood?
