The variance approvals were extended until September 2023, and <br />have since expired. <br /> <br />The applicant requests re-approval of the variances granted in 2021 to construct a new lakeside <br />deck on the existing home. The 2nd story addition has been put on hold. An average lakeshore <br />setback, side yard setback, and hardcover variances are requested. The existing home is situated <br />2.6 feet from the north side lot line and entirely lakeward of the average lakeshore setback line. <br />The proposed deck will be in line with the north side of the home at 2.6 feet and by the nature <br />of the location will be entirely lakeward of the average lakeshore setback line. The hardcover <br />currently exceeds the 25% limitation; the applicants are proposing a 122 square foot hardcover <br />reduction resulting in 31% where 31.6% currently exists. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: The applicant has identified the existing lot configuration, <br />neighboring home locations, and their relationship to the lakeshore as practical difficulties <br />supporting the requested variances. Additionally, they have provided supporting documentation <br />regarding Practical Difficulties attached as Exhibit B, and should be asked for additional <br />testimony regarding the application. <br /> <br />Planning Staff Practical Difficulty Analysis: Staff finds the location of the applicant’s home, the <br />neighboring (to the south) home’s setback from the lake, the curved shoreline, and the <br />narrowness of the subject property create practical difficulties limiting improvement <br />opportunities. <br /> <br /> <br />Application Summary: The applicant requests a hardcover variance, side yard setback, and <br />average lakeshore setback variances to construct a new lakeside deck. <br />Staff Recommendation: Planning Department Staff recommends approval. <br />13 <br />PC <br />Exhibit A
