V <br />t,::. <br />D <br />January 3, 1991 <br />Fairway Hills Add. <br />Page 2 of 3 <br />Soils on the site are predominantly Heyder and Burnsville sandy loans <br />per the Soil Conservation Service m^ss- The low areas are shown as <br />peat/muck. <br />Proposed Plat- Driveway and Development <br />The preliminary plat shows two buildable lots of 3.2 and 2.0 acres, and <br />an 1.0 acre outlet for driveway and utility access. Preparing the lots <br />as buildable sites will require the construction of an 800 foot <br />driveway, part of whicii will be across the existing wetland. The plans <br />show a 14* wide bituminous driveway with 3:1 side slopes and a maximum <br />grade of 7%. Preliminary alignment is indicated on the plans, with final <br />location and grade to be determined in the field to allow saving of <br />trees, balance of earthwork, and minor adjustments in drainage. <br />Driveway grade and location is also restricted by the need for culverts <br />to maintain drainage, and the elevation of the sanitary sewer. <br />Depending on hcxise design, some site grading may be required at the <br />building locations. Sewer and water will be extended from the existing <br />city mains for the nearest house. The remaining houee is proposed to <br />have a private well and drainfield, althou^ it may be desirable to also <br />'ide sewer and water to this house. <br />Drainage and Watershed Considerations <br />1. Wetland filling <br />The driveway fill would cover about 7900 SF of the existing wetland. The <br />maximum height of fill would be about 6 feet, ^ it would require 2100 <br />cubic yards of material within the wetland limits to construct the <br />roadway. In addition, it will be necessary to remove some of the peat <br />under the proposed driveway to obtain a sound roadbed. <br />There is a total area of 48,425 SF of wetland on the site. The proposed <br />fill would affect approximately 16% of this area. <br />The area north of the existing wetland is at or near the elevation of <br />the wetland. As a part of the plat, the oMier prapamm to place this <br />area of about 55,000 SF into a pemtanent aasemant for drainage purposes, <br />•diich will preserve its ability to filter and retain runoff. <br />2. Erosion Gontrol <br />The plans show erosion control items to be utilized during construction, <br />including silt feoos, ditdi bale cheedts, and turf establishment. These <br />will be installed and maintained per the Watershed guidelines. Typical <br />details for silt fence and ditcdi bale checks are attafdwd.
