Date: May 13, 2024 Item: 14 <br />Presenter: Natalie Nye, Planner <br />Section: Consent Agenda <br /> <br />Title: #LA24-000006, 1359 Park Drive, Variances, - Resolution 7475 <br /> <br /> <br />1.Purpose: <br />This application is regarding variances for lot area, lot width, and hardcover to exceed 25% for the <br />construction of a new home. <br />2.MN§15.99 Application Deadline: <br />This application was received on February 6, 2024 and considered to be complete on February 23, <br />2024. The initial deadline of April 23, 2024 was administratively extended and therefore the 120- <br />day review period expires on June 22, 2024. <br />3.Background: <br />The applicant is proposing to demolish the existing home and construct a new home. The subject <br />property is currently over on hardcover with approximately 33.9% hardcover when 25% is the <br />maximum permitted. The proposal includes keeping the existing detached garage and <br />nonconforming deck and pool. The proposed home will meet all required setbacks and the <br />proposal will reduce overall hardcover to approximately 29.6%. While the proposed hardcover <br />will be a reduction, it will still be over the and thus requiring a variance. Additionally, the subject <br />property is nonconforming in size and width for the LR-1B District with an area of approximately <br />0.6 acres when 1 acre is required and 50 feet in width when 140 feet is required. Therefore, in <br />order to construct a new home on the substandard lot, variances for lot area and lot width are <br />requested. <br />4.Planning Commission Vote and Comment: <br />The Planning Commission held a Public Hearing on April 15, 2024. The commission discussed the <br />application and determined that the proposal was reasonable with the overall decrease in <br />hardcover. The Planning Commission voted 7 to 0 to approve the application as applied. <br />5.Public Comment: <br />Staff received neighbor acknowledgments forms.
