CITYof ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 3148_ _ _ _ _ <br />A RESOLUTION GRANTING <br />PRELIMINARY APPROVAL OF A <br />TWO-LOT PLAT LOCATED AT <br />1550 SIXTH AVENUE NORTH <br />FILE NO. 1749 <br />WHEREAS, James F. Lawrence (hereinafter ”the applicant") on <br />June 24, 1992 filed a formal subdivision application with the City for <br />approval of a two-lot residential plat of property legally described <br />as Lot 4, Block 1, Tanglewood, Hennepin County, Minnesota, <br />(hereinafter "the property") ? and <br />WHEREAS, after due published and mailed notice in accordance <br />with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br />and Planning Codes, the Orono Planning Commission held a public <br />hearing on July 20, 1992 at which time all persons desiring to be <br />heard concerning this application were given the opportunity to speak <br />thereon; and <br />WHEREAS, at their regular meeting held on August 10, 1992, <br />the Orono City Council considered the subdivision application of James <br />F. Lawrence, noting the following findings of fact: <br />1. The property is located within the RR-IB Single Family Rural <br />Residential Zoning District requiring a minimum of 2 acres <br />of contiguous dry buildable land within each newly created <br />lot. <br />2. The property contains a total of approximately 6.63 acres <br />with a man-made pond at approximately .25 acre in area. <br />3. The proposed plat contains 2 lots each exceeding the 2 acre <br />minimum lot area requirement as follows: <br />Lot 1 = 4.42 acres (excluding .25 acres of man-made pond) <br />Lot 2 = 2.13 dry acres <br />4. Per Stephen Weckman's memo dated July 14, 1992, both sites <br />have been found to have adequate and suitable area for on­ <br />site septic development.
