Impervious cover will be defined to include areas covered by buildings, driveways, <br />walkways and patios. Decks will be counted as 50% impervious providing they are <br />constructed over a permeable surface such as turf. Decks constructed over an <br />impermeable surface will be counted at 100%. <br />m m niNC height <br />Mound currently has a height limitation of 35 feet in all of its zoning classifications <br />except the central business district. Within the CBD, the Mound code limits <br />builrags to 45 feet in height Structures exceeding 45 feet require the issuance of a <br />conditional use permit <br />The Qty desired to maintain the hei^t limitation of 35 feet throughout most of the <br />community. The Mound Planning Commission also feds that buildings exceeding <br />35 fset in height arc appropriate in the downtown area. <br />SHQRELAND AREA IMPROVEMENTi/ih <br />Mound's ability to effectuate any transformation of the shoreline of any of the lakes <br />within the community is severely limited by the existing development patterru <br />Despite this fact, the City is committed to the incremental improvement of ail <br />shoreiand areas. In support of this commitment, the City's proposed draft <br />shoreland ordiiunce currently prohibits all water oriented accessory structures <br />except at-grade decks. Additionally, all structures will be required to meet a 50 foot <br />setback from the OHW regardless of the placement of neighboring structures. <br />4
