Zoning File #1771 <br />November 5, 1992 <br />Page 6 <br />In reviewing pertinent sections of the new Shoreland <br />Regulations, specifically Section 10.02 Definition 43 (B) - Lot <br />Width, Subdivision 1& (C) - Placement of Structures and (L) - <br />Hardcover Limitiations, staff would suggest that lot width must <br />be measured from the navigable channel ai.eng the east lot line. <br />The new lot line rearrangement would <ctually bring the <br />properties into conformance with the new re .ulations whereby Lot <br />2's substandard width at 176' is now increased to 226'. Lot 1 is <br />now shown at 201' width measured in a straight line adjacent to <br />the channel and at the 75' setback line. <br />Options of Action <br />Denial, based on the findings of the Planning Commission, <br />Approval, based on the findings and conditions set forth in <br />the enclosed approval resolution. If Council wishes the <br />resolution to be amended to approve lot width variance as noted <br />above, the enclosed resolution must be amended.
