It should also be noted that applicant has <br />approximately 3,548 s.f. of additional hardcover allowance <br />available for development of the remainder of the residential <br />property. Upon application for a building permit, the owner may <br />wish to have a surveyor reconfirm the 0-75' setback area and the <br />75-250' setback area because of the irregular and curving <br />shoreline . <br />Hardship Statement <br />Refer to Exhibit A. Applicant notes the unusual shape of <br />property and curved shoreline. If house was to meet average <br />lakeshore setback line, it would have to be placed 270' from the <br />shoreline. A third of the 2.8 acre parcel is located within the <br />0-75' setback area. <br />Options of Action <br />Denial, <br />OR <br />Approval as proposed. <br />OR <br />Approval as amended. <br />Any condition of approval must include the following: <br />1.Upon application for a building permit, applicant must <br />provide detailed grading and drainage plans for both <br />principal structure and pool. No land alterations will <br />be allowed within the lakeshore protected area. <br />2.Applicant is to obtain demolition permit for removal of <br />principal and accessory structure from the City prior <br />to razing of structure. <br />Isv
