The letter submitted by applicants <br />prior to the issuance of the building permit explains the need to <br />proceed quickly with the structural improvements. The building <br />permit was issued with all improvements meeting the required <br />setbacks and hardcover maintained at 25% within the 75-250' <br />setback area. The Building staff explained to the applicants <br />that it may be very difficult to prove hardships after all <br />pertinent ordinances were satisfied with the issuance of the <br />building permit. <br />Please review Exhibit B, applicants addendum, submitted with <br />the variance application. It was the intent of the applicants to <br />submit two plans for consideration. Plan A consisted of two curb <br />cuts at County Road and a loop drive layout requiring excessive <br />amounts of fill and the removal of several mature trees on the <br />property. Plan B, Exhibit I, involves the expansion of the <br />existing drive adjacent to the residence providing a turn around <br />also involving excessive filling. In addition, there is an <br />expansion in width of the access drive within the 250-500' <br />setback area. The application involves the installation of decks <br />and patio areas along the lakeshore side of the residence. All <br />of these improvements require hardcover variances. Applicants <br />also seek a 3-1/2' variance to the required side setback for the <br />expansion of the two-stall garage and the third stall addition. <br />Review Exhibits I and J. The improvements result in an increase <br />of 5% in the 75-250' setback area and a 2.6% increase of <br />hardcover within the 250-500' setback area.
